Sterling Driveway & Pavers: The Mission Viejo Owner’s Guide

We stock and install Sterling-compatible driveway and paver components in Mission Viejo, with most replacement jobs running $5,000-$14,000 for a full driveway replacement and $250-$700 for sealing work. Same-day assessments are available, and we carry common Sterling paver edge restraints, joint sand stabilizers, and substrate drainage components on our trucks. Most Mission Viejo homeowners notice the problem first as shifting pavers along the driveway edge or pooling water after rain where the bedding layer has degraded beneath the surface.

Which Sterling Models This Applies To

Sterling’s paver systems fall into three main lines: the Sterling Classic series (rectangular concrete pavers, 60mm thickness, common in pre-2015 Mission Viejo installations), the Sterling Permeable line (80mm, designed for permeable base systems), and the Sterling Cobble series (tumbled edge, variable thickness 50-70mm). The part you need depends on which substrate system was originally installed. Classic series used a standard aggregate base; Permeable requires a specific open-graded stone bed with a geotextile separation layer that Sterling specs at 4 ounces per square yard minimum.

To identify your series, check the paver edge for a stamped “S” logo or lot number. If the stamp has worn off, measure paver thickness at a corner and note edge profile. Classic is sharp-edged; Cobble is rounded. For edge restraints, Sterling OEM uses a PVC restraint with an integrated 8-inch galvanized spike at 12-inch centers. We also stock a commercial-grade aluminum equivalent that meets the same gauge and spike pattern. The aftermarket version saves roughly 15% on material cost and carries the same 10-year warranty against lateral displacement. We source both and will show you the sample before quoting.

Signs Your Sterling Driveway & Pavers Is Failing

Signs Your Sterling Driveway & Pavers Is Failing
  • Pavers rocking underfoot or sounding hollow when tapped. This indicates bedding sand migration, usually from insufficient edge restraint holding the field together. In Mission Viejo’s clay-heavy soil, winter moisture expansion accelerates the loss of interlock.
  • Visible sinking or low spots, especially near the garage apron or street transition. The compacted aggregate base has settled or washed out. This is common where the original installer skipped geotextile fabric or used too thin a base layer for the load rating.
  • Weeds growing through joints despite previous sealing. Joint sand has eroded below the 1/8-inch minimum depth, or the original polymeric sand was never properly activated with water during installation.
  • White efflorescence blooming on paver faces. Calcium hydroxide migration from the concrete matrix, accelerated by Mission Viejo’s low rainfall and high evaporation rate. It is cosmetic but signals moisture moving through the system in ways the base should prevent.
  • Edge pavers tilting outward or separating from the field. The edge restraint has cracked, rotted (if timber), or pulled its spikes. On hillside lots in Painted Trails or Casta del Sol, this often starts on the downhill side where runoff concentrates.

Replacement Cost & What’s Included

For Sterling paver systems in Mission Viejo, partial driveway replacement runs $5,000-$14,000 depending on square footage and whether the base can be salvaged. Full removal and replacement with corrected drainage falls at the higher end. Sealing alone, recommended every 3-5 years in this climate, is $250-$700.

Our written quote itemizes: paver removal and disposal, base evaluation and recompaction if needed, bedding sand replacement (we use ASTM C33 concrete sand, not masonry sand), edge restraint installation, paver relay with new joint sand, and initial compaction with a plate compactor fitted with a urethane mat. We pull permits when required by Mission Viejo’s community development department, typically for any driveway work affecting the curb cut or public right-of-way. Under Clause 1 of the Haven Standard, that price is fixed before we start. Changes only proceed with a signed change order.

An owner can safely check for loose pavers, measure joint depth with a screwdriver, and photograph efflorescence for comparison. What goes wrong fast: relaying pavers without regrading the base, which guarantees the same failure in 18 months. Pulling up a section to inspect the base means disturbing the interlock pattern, and without a plate compactor and proper edge restraint tools, the repair will not hold.

We do not recommend DIY on any driveway component that involves the substrate or drainage correction. The labor to redo a failed DIY repair usually exceeds the original professional cost. Call (657) 297-4635 and we’ll assess whether the fix is partial or full replacement, with a written price either way.
