Sakrete Home Additions & ADU: The Mission Viejo Owner’s Guide

We stock and install Sakrete-compatible concrete and mortar solutions for home additions and ADU foundations in Mission Viejo, with typical installed pricing from $45,000 to $130,000 for full additions and $90,000 to $220,000 for detached ADUs. Most Sakrete material deliveries for active projects arrive within 24 to 48 hours, and we keep Type S mortar mix and 5000 Plus High Strength concrete mix on hand for common Mission Viejo slab and stem-wall repairs. Homeowners usually discover a Sakrete foundation issue when hairline cracks widen after winter rains, when a garage conversion slab settles unevenly, or when an inspector flags spalling concrete at the rebar plane during ADU rough inspection.

Which Sakrete Models This Applies To

The Sakrete products we specify for Mission Viejo home additions and ADUs fall into three categories, and choosing the wrong bag at the hardware store is a compatibility gotcha that costs days.

Foundation and slab work: Sakrete 5000 Plus High Strength Concrete Mix (rated to 5,000 psi at 28 days) for ADU stem walls and garage conversion slabs; Sakrete Maximizer for reduced-weight applications where hillside grading in Painted Trails or Casta del Sol puts lateral load on the foundation. The Maximizer yields about 67% more volume per bag than standard concrete, which matters when you’re wheeling material down a steep driveway.

Masonry and veneer: Sakrete Type S Mortar Mix for block walls and brick ledgers; Type N for above-grade veneer on framed additions. The difference is Portland cement content - Type S carries 1,800 psi compressive strength, Type N closer to 750. We’ve seen Mission Viejo HOAs reject mortar that doesn’t match the original spec, so we photograph the existing joint before we quote.

Repair and resurfacing: Sakrete Top ‘N Bond for thin repairs (under 2 inches) on spalled garage slabs; Sakrete Fast Setting Concrete Mix for posts and footings where same-day load-bearing matters. Fast Setting reaches walk-on strength in about 4 hours, but it sets fast enough that a homeowner working alone in August heat can lose the batch before it’s placed.

We source Sakrete through our normal material suppliers, not direct from the manufacturer. Rowan Construction Group Mission Viejo is an independent contractor with no affiliation to Sakrete Company.

Signs Your Sakrete Home Additions & ADU Is Failing

Signs Your Sakrete Home Additions & ADU Is Failing
  • Hairline cracks that widen after rain. Mission Viejo’s clay-heavy soil expands when wet and contracts dry, stressing slab-on-grade foundations. If cracks grow from hairline to pencil-width across a single winter, the Sakrete slab is moving independently of the perimeter footing, and the vapor barrier or expansion joint has likely failed.
  • Spalling at the rebar plane with rust staining. When the concrete cover over steel is too thin or the mix was placed too wet, carbonation reaches the rebar in 7 to 12 years in Orange County’s marine-influenced climate. The rust expands, pops the concrete face, and the repair requires cutting back to sound concrete, not just patching the surface.
  • Efflorescence on block walls or slab edges. White powdery deposits mean moisture is migrating through the Sakrete matrix, carrying soluble salts. In ADU conversions with original garage slabs, this often traces to a missing or punctured vapor barrier beneath the slab - the concrete itself isn’t failing, but the assembly is.
  • Corner cracking at door openings in garage conversions. Original garage slabs were designed for vehicle load, not habitation. When we remove the center post and frame a wide opening, the slab edge deflects if the Sakrete sub-base wasn’t compacted to 95% relative density. The crack pattern runs diagonally from the new opening corner.
  • Mortar joints turning to sand in block walls. Type N mortar in a below-grade application, or mortar mixed too rich in Portland cement, becomes friable as moisture cycles through. In Mission Viejo’s warm-dry summers, the damage accelerates - we’ve found block walls in 1980s additions where the mortar has no tensile strength left.

Replacement Cost & What’s Included

For a full home addition in Mission Viejo, our installed price runs $45,000 to $130,000; detached ADU construction ranges $90,000 to $220,000. These are flat prices with written scope, not estimates that drift.

What drives the range: square footage, foundation type (slab-on-grade vs. raised floor on piers), utility tie-in distance, and whether the Sakrete work is part of new construction or repair of an existing slab. A garage conversion slab repair with Sakrete 5000 Plus, vapor barrier remediation, and rebar stabilization typically falls in the $30,000 to $80,000 range for the full conversion, with the concrete portion representing 8% to 14% of total project cost.

Every quote itemizes material, labor, and permit fees separately. Under Clause 1 of The Haven Standard, the written price is delivered before any work starts. No change proceeds without a signed change order. Our 365-Day Done Right Promise covers the concrete and masonry work, and every visit includes a documented photo record - you’ll see the rebar layout, the pour, and the finish before we leave the site.

DIY or Call Us?

There’s honest work a homeowner can do, and there’s work that voids permits and insurance.

You can safely check: crack width with a feeler gauge, photograph spalling for documentation, and verify the Sakrete product name on any leftover bags from prior work. You can also hose-test for drainage - water should sheet away from the slab, not pool within 10 minutes.

Where DIY goes wrong: mixing structural concrete to an eyeball consistency rather than a slump-tested 4-inch target; placing Sakrete Fast Setting without enough hands to screed before it stiffens; and cutting rebar exposure without testing for tension loads. In Mission Viejo, an unpermitted ADU foundation repair can trigger HOA fines and city red-tagging that stops the project for weeks. The rebar in a stem wall is under no tension once placed, but the forming, pouring, and stripping sequence has to protect the steel from displacement - one kicked rebar bar and the inspector makes you tear it out.
