Which CWS Models This Applies To

CWS manufactures several vinyl fence lines, and the part you need depends on the profile shape and the vintage of your installation. If your fence was installed by a tract builder in Casta del Sol or Madrid Del Lago between 2005 and 2015, there’s a good chance you have the economy-line 4″ × 4″ posts. Those are prone to cracking at the rail notch. We keep post sleeves and full replacement posts on the truck for both sizes.

Signs Your CWS Fence Installation Is Failing

• Posts lean or wobble at the base. The concrete footing has cracked or the post has rotted at ground level. In Mission Viejo’s clay soil, water pools against the post rather than draining, and the expansion-contraction cycle from our dry summers to winter rains works the footing loose over three to five years.
• Gate rails sag and the latch misses the strike plate. The top rail has pulled from the post pocket, usually because the rail clip failed or the post itself has twisted. CWS gates over 48″ wide need a steel frame insert; without it, the vinyl rail creeps downward under its own weight.
• Picket tops discolor or become brittle. UV degradation on the cap stock has worn through. South-facing exposures in Mission Viejo’s high-sun climate show this first, typically after eight to twelve years. The picket is structurally sound but will crack if bumped.
• Bottom rail bulges or separates from the post. Thermal expansion has exceeded the rail’s designed movement range. Dark-colored CWS systems absorb more heat; we’ve measured rail temperatures above 140°F on July afternoons in the Orchard Hills area.
• Hardware corrodes or gate hinges seize. The original installer used standard steel hardware instead of stainless or powder-coated aluminum. Mission Viejo’s occasional marine-layer mornings accelerate corrosion, especially within a mile of Oso Parkway’s lower elevations.

DIY or Call Us?

There’s safe checking, and then there’s work that needs a crew. A homeowner can verify the post size with a tape measure, confirm the CWS series from an intact label, and photograph the damage for our review. What we do not recommend: digging out a concrete-footed post without locating utilities, cutting vinyl rail with anything other than a fine-tooth blade (it shatters), or attempting to reset a gate without a laser level and a come-along to tension the steel frame.

Post removal on a hillside grade is genuinely hazardous. The footing can weigh 80 pounds or more, and the clay soil in Mission Viejo’s steeper lots (think the upper reaches of Pacific Hills) will release suddenly once you break the concrete free. We’ve had to retrieve DIY attempts where the post hole collapsed or the homeowner struck a sprinkler line that was nowhere near the marked utility path.
