CertainTeed Driveway & Pavers: The Mission Viejo Owner’s Guide

We stock and install CertainTeed-compatible driveway and paver systems in Mission Viejo, with most replacement projects running $5,000-$14,000 for a full driveway replacement and paver driveway installations at $7,000-$18,000 depending on substrate condition and square footage. Parts for CertainTeed permeable paver grids, edge restraints, and base stabilization systems are typically available within 24-48 hours through our Orange County supply chain. Most Mission Viejo homeowners discover their CertainTeed driveway or paver system is failing when they notice pooling water where drainage used to flow, or when individual pavers start rocking underfoot because the interlocking grid beneath has cracked after years of UV exposure and the thermal cycling that comes with Mission Viejo’s inland heat.

Which CertainTeed Models This Applies To

CertainTeed’s hardscape line centers on the PermaPave permeable paver system and the related EdgePro restraint series, both of which we’ve worked with across Mission Viejo’s hillside developments and flat-graded planned communities. The PermaPave grid comes in 24″ × 24″ modular sections with a stated load rating of 8,000 psi when properly installed over aggregate base; the EdgePro restraint uses either aluminum or heavy-gauge PVC depending on the generation you have. To identify your part, look for the molded CertainTeed logo and date stamp on the underside of paver grid sections, or the part number etched into the edge restraint channel. Early PermaPave series (pre-2018) used a thinner wall thickness that is not backward-compatible with current grid connectors, a gotcha we’ve run into twice in the Casta del Sol area where original installations are now hitting the 12-15 year mark. OEM CertainTeed parts ship through their regional distributor in Santa Fe Springs; we also source equivalent-grade aftermarket grids from Belgard and Techo-Bloc when the project spec allows, though HOA approval in Painted Trails and similar communities often requires exact-manufacturer matching.

Signs Your CertainTeed Driveway & Pavers Is Failing

Signs Your CertainTeed Driveway & Pavers Is Failing
  • Standing water after light rain. The PermaPave system is designed to drain through the grid into the aggregate base below. When the grid cracks or the base compacts, water sheets across the surface instead of percolating. In Mission Viejo’s clay-heavy soils, this usually means the 4-inch minimum base layer has settled or the geotextile fabric beneath has clogged with fine sediment.
  • Pavers rock or shift under weight. Individual pavers that wobble when you step on them have lost the interlock that the grid provides. The underlying PermaPave cell may be crushed, or the edge restraint has pulled away from the perimeter, allowing lateral spread. We’ve seen this accelerate after heavy vehicle loads on driveways that were specced for passenger use only.
  • Sand washing out from joints. Polymeric sand is supposed to lock pavers in place and shed water. When it starts disappearing, either the grid has flexed enough to break the bond, or the initial installation used standard joint sand instead of the polymer-modified product CertainTeed specifies for freeze-thaw resistance.
  • Visible grid through paver gaps. The grid should never be exposed. If you can see the black plastic cells between pavers, the pavers themselves have settled or migrated, which means the base is failing or the grid has lost structural integrity. This is common in Mission Viejo where the daily temperature swing from 55°F mornings to 85°F afternoons stresses thermal-expansion joints.
  • Edge collapse or spreading at the driveway perimeter. The EdgePro restraint system holds the field in tension. When stakes corrode in our coastal-influenced air, or when the PVC channel degrades from UV, the entire paver field can spread outward. This is the most expensive failure to correct because it typically requires removing and relaying several feet of pavers to re-establish the perimeter lock.

Replacement Cost & What’s Included

Here is how CertainTeed driveway and paver replacement pricing breaks down for Mission Viejo properties:

Scope Price Range What’s Included
Driveway Sealing (maintenance) $250-$700 Clean, re-sand joints, apply breathable sealer
Partial Grid Replacement (localized failure) $1,500-$4,000 Excavate failed section, replace grid, relay pavers, re-compact base
Concrete Driveway Replacement $4,500-$12,000 Remove existing, grade and compact base, pour and finish new concrete
Paver Driveway Installation (new or full replacement) $7,000-$18,000 Excavation, aggregate base, PermaPave grid, pavers, edge restraint, polymeric sand

The wide range on paver driveways reflects three variables: driveway square footage, whether the existing base can be salvaged, and whether Mission Viejo’s grading requirements trigger a soils report. Under Clause 1 of the Haven Standard, we deliver a written line-item quote before any work starts, and no change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation; CertainTeed’s material warranty runs 10 years on the PermaPave grid when installed to their spec.

DIY or Call Us?

There is no high-tension danger in paver work the way there is with garage door springs, but there is a point where DIY becomes false economy. A homeowner can safely check whether edge restraints are loose, whether drain inlets are clogged with leaves, or whether joint sand needs topping off. These are visual inspections that cost nothing and tell you whether the problem is maintenance or structural. Where DIY goes wrong is in base preparation. The 4-inch aggregate base must be compacted in lifts with a plate compactor to 95% standard Proctor density; without that, the grid flexes and the pavers settle. We’ve been called to three Mission Viejo properties in the last two years where a homeowner’s weekend relay job failed within six months because the base was hand-tamped. The second install costs more because we have to remove the new pavers too. If you’re seeing grid exposure, spreading edges, or persistent pooling, call (657) 297-4635 and we’ll assess whether it’s a repair or a reset.
