You can identify your module series by the data plate inside the electrical panel door. Units marked “WB-2022” and later use the current 3-piece fiberglass pan with integrated curb. Earlier “WB-2021” units shipped with a separate ABS pan that bonded to the wall panels with a polyurethane seam - that’s the one we see failing in Mission Viejo’s hard water conditions, where calcium buildup degrades the sealant in 18 to 30 months.

We carry OEM Boxabl replacement pans through our distributor in Anaheim, but we’ve also vetted a fiberglass aftermarket equivalent from Bestbath that meets the same 0.25″ deflection spec at roughly 15% less cost.   • Soft or spongy shower pan. The fiberglass pan on Boxabl units is rated for 300 pounds concentrated load, but hairline cracks form at the drain flange after repeated thermal cycling. In Mission Viejo, where summer attic temperatures above the module can hit 140°F, that cycling accelerates. You’ll feel the pan give under your heel near the drain before you see visible damage.
  • Water staining on the exterior siding below the bathroom wall. Boxabl’s wet-wall panels connect with a spline joint at the corner. If the butyl tape behind the spline dries out - common in south-facing units in Mission Viejo’s sun - water tracks down the OSB sheathing and exits at the bottom edge. The stain usually appears as a 6″ to 10″ streak on the lower lap siding.

The trap weir is only 2″ deep, which means any biofilm buildup or construction debris reduces flow fast. In Mission Viejo, where water hardness runs 18 to 22 grains per gallon, that biofilm mineralizes within a year.
  • Caulk joints turning black or separating within six months of re-caulking. This usually means moisture is getting behind the wall panel, not sitting on top of it. The root cause is often the pan-to-wall seal, not the caulk itself. There’s a short list of things a Boxabl owner can safely check themselves. Verify the exhaust fan mounting screws are tight. Clean the P-trap after shutting off the water supply. Confirm the exterior water stain is active by taping a paper towel below it for 24 hours.

Everything else crosses into work that affects the module’s weather seal, structural integrity, or plumbing pressure test. The wet-wall panels are structural - they brace the module’s steel frame against racking. Remove them without temporary bracing and the module can twist, which shows up first as doors that won’t latch and later as cracked drywall seams. The pan replacement requires dropping the module’s subfloor section, which means supporting the floor joists and re-anchoring to the steel chassis per Boxabl’s torque spec. We’ve been called to two DIY pan jobs in Mission Viejo where the owner got the pan in but couldn’t stop the drain flange from weeping. Both cost more to fix than if we’d done the original install.
