ActiveYards Roofing: The Mission Viejo Owner’s Guide
ActiveYards roofing components in Mission Viejo typically run $400-$1,800 to repair and $8,000-$20,000 for full replacement, with most ActiveYards-compatible parts stocked and installable within a day or two. We carry the full range of ActiveYards ridge caps, hip shingles, and underlayment systems that match the original specs. Most Mission Viejo homeowners discover a problem when they spot granule loss in the gutters after a Santa Ana wind event, or when a neighbor points out a lifted ridge cap from the street.
ActiveYards, like many composite roofing brands, uses a proprietary ridge vent profile and a specific underlayment attachment pattern that doesn’t interchange cleanly with generic substitutes. We’ve replaced enough of these in the Casta del Sol and Painted Trails neighborhoods to know where the weak points hide.
Which ActiveYards Models This Applies To
ActiveYards roofing breaks into three product families, and the part you need depends on which line is on your roof. The Pro-Grade series uses a 12-inch ridge cap with a double-seal adhesive strip; the Builder’s Select line steps down to a 10-inch cap with single-seal; the Architectural tier uses a contoured hip shingle that interlocks on a 5.5-inch exposure. The model number is printed on the underside of loose shingles, or we can pull a sample and match it in the truck.
Here’s where owners get tripped up: the Pro-Grade ridge vent looks identical to CertainTeed’s version from the ground, but the nailing pattern is offset by three-quarters of an inch. Use the wrong cap and the wind warranty voids, plus the seam lifts in the first strong Santa Ana. We stock OEM ActiveYards ridge caps for all three lines, and where the OEM lead time stretches, we source aftermarket equivalents from Atlas that carry the same wind rating and identical nailing geometry. The decision between OEM and aftermarket comes down to how long you plan to stay in the house and whether your HOA requires brand-name documentation for resale.
Signs Your ActiveYards Roofing Is Failing

- Granule accumulation in gutters or downspout outlets. ActiveYards shingles shed granules as the asphalt binder oxidizes in Mission Viejo’s UV exposure, which is accelerated by the south-facing slope geometry common in hillside neighborhoods like Painted Trails. Once the ceramic granule layer thins, the fiberglass mat underneath takes direct sun and cracks within two seasons.
- Lifted or cupped ridge caps along the roof peak. The adhesive strip on ActiveYards ridge caps degrades faster than the field shingles because it sits at the highest point, exposed to wind from both directions. In Casta del Sol, we see this most often on west-facing ridges where afternoon heat cycles the adhesive daily.
- Cracked or missing hip shingles at roof intersections. These carry the highest water volume during Mission Viejo’s occasional heavy winter rains, and the ActiveYards hip shingle has a thinner butt edge than competing brands. When the edge cracks, water funnels directly into the decking.
- Interior ceiling stains that appear after wind, not rain. This usually traces to the ActiveYards underlayment: the brand-specified synthetic underlayment is good material, but if the original installer used staples instead of cap nails, the Santa Anas pull the laps open. Wind-driven mist gets in, even when no actual raindrop penetrates.
- Sagging between trusses visible from the attic. The decking, not the shingle, is the problem here, but ActiveYards’ 30-year warranty doesn’t cover decking and many owners discover too late that the roof was installed over 3/8-inch plywood instead of the code-minimum 7/16-inch. Mission Viejo’s 2019 building code update caught some of this, but pre-2019 installs are still out there.
Before
AfterReplacement Cost & What’s Included
Here’s what we put in writing before any work starts:
| ActiveYards roof repair (localized) | $400-$1,800 |
| ActiveYards partial re-roof (one slope/section) | $3,500-$7,500 |
| Full ActiveYards roof replacement | $8,000-$20,000 |
| ActiveYards metal roof upgrade | $15,000-$40,000 |
The spread on full replacement comes down to three factors: pitch (steeper costs more in labor and safety setup), layers to tear off (two layers adds roughly 15 percent), and whether the decking needs replacement, which we can’t price until we open it up. Under Clause 1 of the Haven Standard, the written quote includes a line item for “decking replacement if needed” with a per-sheet rate, so there’s no surprise if we find rot.
Every ActiveYards roof job includes the documented photo record, the 365-Day Done Right Promise, and a written warranty on both materials and our installation. We pull permits through the City of Mission Viejo and schedule the inspection; the permit cost is in the quote, not added later.
DIY or Call Us?

There’s a safe middle ground here. A homeowner can walk the perimeter with binoculars, check the gutter granule load, and photograph anything that looks lifted from the ground. What you shouldn’t do: climb the roof to pry up a ridge cap to read the label, or try to replace hip shingles yourself. The slope geometry in Mission Viejo’s hillside neighborhoods, combined with the brittle-ember phase these shingles enter after eight to ten years of UV, makes foot placement unpredictable. We’ve seen cracked decking from a homeowner’s knee in the wrong spot, and that turns a $600 repair into a $4,000 partial re-roof.
If you want to know what part you need, text us a photo from the ground. We’ll identify the ActiveYards line, check stock, and give you a written price before anyone picks up a tool. Call (657) 297-4635 or send the image through.
FAQs
In Mission Viejo’s climate, we see the Pro-Grade line perform reliably for 22 to 28 years, the Builder’s Select for 18 to 22 years, and the Architectural tier for 25 to 30 years if ventilation is adequate. South-facing slopes lose about 15 percent of that lifespan to UV concentration. Call (657) 297-4635 for a free inspection if you’re unsure where your roof sits in that range.
Yes, if the failure is isolated to ridge caps, hip shingles, or a single wind-damaged section and the underlying decking is sound. We don’t recommend repair when granule loss is widespread or when two or more slopes show failure signs, because the color match between new and weathered ActiveYards shingles is visible from the street. Call (657) 297-4635 and we’ll tell you straight whether repair makes sense.
A typical 2,000-square-foot home in Mission Viejo takes two to three days for tear-off, decking inspection, underlayment, and new shingle installation, plus a half-day for city inspection. Weather, decking replacement, and steep-pitch safety setup can add a day. We don’t promise same-day completion on full replacements; the job is done when the inspection passes, not when the last shingle nails down.
We stock ActiveYards ridge caps, hip shingles, and synthetic underlayment on our Mission Viejo trucks. For full re-roofs, we order the field shingles to your color spec with a three- to five-day lead time, which lets us coordinate the delivery with your job date. If you need a match for a discontinued ActiveYards color, we have cross-reference sheets for Atlas and CertainTeed equivalents that satisfy most HOA requirements in the area.
Rowan Construction Group Mission Viejo is an independent service provider and is not affiliated with ActiveYards. We also stock and install parts for KraftMaid, Cambria, and Silestone products across our seven trades.
