The OEM connection hardware for Dvele modules uses a proprietary seismic anchor bracket, 6-inch by 8-inch, with a 5/8-inch threaded rod pattern at 4 inches on center. Aftermarket equivalents exist from Simpson Strong-Tie and USP Structural Connectors, but the Dvele bracket has a welded gusset that accounts for the module’s lighter gauge steel frame. We’ve seen two compatibility failures in Mission Viejo: a Simpson bracket that fit the bolt pattern but didn’t clear the module’s floor pan flange, and an imported copy that lacked the California-approved ICC-ESR report for seismic Zone 4.   • Gaps opening at the ceiling-to-module joint. The factory module shrinks and swells on a different cycle than the site-built drywall or stucco surround. In Mission Viejo’s dry summers, the differential can pull the tape joint open 1/8 inch or more. What looks like a cosmetic crack is often the first sign that the slip connection at the module edge isn’t floating as designed.

  • Floor bounce or squeak at the module perimeter. The Dvele floor system is a 12-inch deep cold-formed steel joist at 24 inches on center, lighter than conventional 16-inch framing. If the site foundation settled even 1/4 inch after the module was set, the point load transfers to the rim and the finish flooring telegraphs the movement. In Casta del Sol, we’ve seen this where the grading pad wasn’t compacted to 95 percent relative density before the crane set.
  • Electrical arc-fault nuisance tripping. Dvele ships with a factory-wired panel, but the final connection to the site meter is field-spliced. If the electrician used standard wire nuts instead of the specified Polaris connectors, resistance builds at the splice and the AFCI reads it as an arc signature. This is a gotcha we check first: the Polaris part number is IPLD750-5AW, and it’s supposed to be torqued to 45 inch-pounds.
  • Stucco delamination below the module water line. Dvele’s exterior finish is a factory-applied acrylic system over 1-inch EPS. The site contractor is supposed to carry a compatible base coat down to grade with a weep screed at 4 inches minimum above finished soil. We’ve found three Mission Viejo jobs where the weep screed was omitted and winter irrigation wicked up, blowing the stucco off the EPS in sheets.

Look for the Dvele factory sticker on the electrical panel and confirm the build date. Walk the perimeter with a 4-foot level and note where the stucco line meets grade; it should be 4 inches minimum. These observations help us diagnose over the phone before we dispatch.

What we don’t recommend: touching the seismic anchor bolts, opening the electrical splice box, or cutting into the mechanical chase to inspect ductwork. The anchor system is under tension; a loosened bolt in a module that’s already settled can shift the whole unit on its pads. The electrical splice is live at the service entrance, and the factory panel doesn’t have a separate disconnect for the module side. And the HVAC package uses a proprietary refrigerant charge that standard gauges don’t read correctly.
