DITRA and DITRA-HEAT - the orange polyethylene uncoupling membrane with integrated cable channels. Check the roll label for “DITRA 25” (2.5 mm thickness) or “DITRA-HEAT-DUO” (the thicker, sound-reduction variant). The -DUO uses a modified fleece backing that bonds differently to thinset; mixing standard DITRA adhesive specs with -DUO material is a common compatibility gotcha that causes delamination within 18 months on Mission Viejo’s expansive clay soils.

TROBA drainage profiles - the slotted stainless or PVC edge systems, model TROBA-Z or TROBA-LINE. TROBA-Z is the point-drain version; TROBA-LINE is the linear channel. Signs Your Schluter Driveway & Pavers Is Failing

• Edge pavers settling or rotating out of plane. The TROBA-Z or TROBA-LINE profile has cracked at the anchor flange or the bedding mortar has washed out from underneath. In Mission Viejo, this happens most often where driveway grade meets sidewalk, where sprinkler overspray keeps the substrate saturated and the PVC profiles become brittle after 8-12 years of UV exposure.

• Cracking in a pattern that follows membrane seams. This indicates the DITRA uncoupling function has failed, and substrate movement is transferring directly to the paver layer. The Schluter warranty covers this if installation was to spec and the original invoice shows Schluter-certified installer status.
• Efflorescence blooming through paver joints in a concentrated line. Water is migrating through a breach in the KERDI waterproofing, dissolving salts in the concrete substrate, and depositing them at the surface. The breach is usually at a KERDI-SEAL-PS pipe penetration or a corner detail that wasn’t prefabricated.

DIY or Call Us?

There’s a safe middle ground here, and then there’s where DIY goes wrong.

An owner can check the Schluter profile model number stamped on the edge, measure the linear feet of affected area, and photograph any pooling or settlement for our review. That’s useful information and costs nothing.

What we don’t recommend is attempting membrane removal or TROBA channel replacement yourself. The DITRA bond to concrete requires a scarified surface and specific modified thinset; without it, the new membrane delaminates and the Schluter warranty is void. TROBA profiles need continuous bed support and precise grade to the drain, and the KERDI waterproofing layer underneath is easy to puncture if you don’t know where the fleece stops.
